Look Deeper: Design elements that go beyond aesthetics.

If you’re considering a permanent residence or second home in Miami, you will want to be able to maintain it with ease. Here are some of the features you should examine and inquire about as you tour a home. Tropical Landscaping For single-family homes, the landscaping needs to withstand intense sunlight, heat, humidity, and rainstorms. Miami’s lush, tropical greenery can create an inviting backyard oasis. Make sure you understand how to maintain private gardens and landscaping elements. In a condo, choose potted greenery that works well in either indoor or outdoor conditions. Depending on the direction your balcony faces, you’ll want to select plants that can withstand a lot of sun or do well in the shade. There are so many options available to you; it is fun to find just the right natural element for your balcony! In a serious storm, you will need to bring your condo’s outdoor plants inside. Make sure you choose plants that you can move easily for this reason. Storm Damage Prevention & Protection South Floridians take a mindful approach to hurricane season. Homes and condos may come with built-in protection from damaging winds and flying debris, such as impact windows and doors and hurricane shutters. Impact windows and doors have shatter-resistant glass that’s securely fastened to a heavy-duty frame. The glass consists of two layers. If the outer layer breaks, the shattered pieces will adhere to a PVB film insert, not fall to the ground. Even after sustaining a direct hit from a large object, the glass may crack but will not expose your home to wind and water. Hurricane or storm shutters are made from a variety of materials, can be a temporary or permanent fixture on your home, and come in a variety of styles. A home or condo listing that includes these features is highly desirable because they provide peace-of-mind in the event of a natural disaster. Energy-Efficient Cooling and Heating On the hottest days, you’ll want to stay cool and comfortable, but you’ll also want to be mindful of the utility bill. Pay attention to the listing’s cooling/heating units. Are the units relatively new and do they offer greater energy efficiency? Does the property have any other energy-efficient solutions, such as a white, reflective roof? Condo owners may be responsible for their own utility bills. In this case, look to buy in a newer more energy-efficient building. Condos and Homes for Every Lifestyle Depending on your needs, you may be more inclined towards the benefits of home or condo ownership.
